This week, we've chosen a garden flat in Fortfield Terrace, being marketed by Harrison-Lavers Potburys, with a guide price of £475,000.

The apartment

A spacious garden apartment with a beautifully landscaped rear garden, situated in a prime location near the town centre and seafront.

The property is tastefully decorated throughout, with quality fixtures and fittings including ash doors with matching skirting boards and engineered ash flooring with under-floor heating.

A particularly spacious sitting/dining room has a gas pebble fire, two sash windows to the front aspect and a connecting door to the kitchen/breakfast room. The kitchen is fitted with a comprehensive range of white, soft close units with Gaggenau oven, microwave and integrated dishwasher. Corian worksurfaces have a De Dietrich induction hob and sink. Glazed double doors open into the rear garden.

There are two bedrooms, one double and one twin, both with built-in wardrobes and glazed doors opening into the rear garden. There is a bathroom and a separate shower room, both well appointed with mains showers. A gas boiler serves under floor heating throughout the property and there is a pressurised hot water cylinder.

Occupying the most prominent position in the terrace, numbers 7 and 8 are marked by an historic Sidmouth blue plaque. The pediment features a double headed eagle, the symbol of Imperial Russia, commemorating the visit in 1831 of Grand Duchess Helena, sister-in-law of the Tsar.

There is self-contained access from Fortfield Terrace leading to a private entrance with three storage cellars, with light and power and one used as a laundry. To the rear is a most attractive garden, beautifully arranged with white tile patio with Delabole slate steps rising passed a rill pond and leading to a lawned garden with a covered Endless pool. Summerhouse with pool pump room, infra-red sauna solar panels and heating and external shower. There is pedestrian access into the rear garden, with residents' permit parking to the front.

Leasehold. 999 years from 2006. The property owns a one tenth share in the freehold interest of 7 and 8 Fortfield Terrace. We are informed that pets are permitted with permission and that both long term and holiday letting are accepted. The building is professionally managed by our sister company, Hillsdon Management.

Service Charge

£155 per month, correct as of May 2021. Service charge payments are fixed each year by a vote of the leaseholders at the AGM of the Freehold company. You should check the position before making a commitment to purchase.

In addition to the purchase price, any new owner is required to pay 1.0% of the purchase price into a maintenance contingency fund which is for the benefit of all the apartment owners and helps reduce the monthly maintenance charges.
