East Devon District Council has a workshop available to rent in Manstone Lane and are looking for someone to take on the let.

Unit 5 at Manstone Workshops, on Manstone Lane, covers 490 square feet (45.52 square metres).

There are nine workshop units operated in Manstone Lane.

According to documents released by East Devon District Council rent will cost the new tenant £3,750 per annum.

According to the documents released by EDDC: "The unit is situated at the popular Manstone Workshops site around 1.5 miles from the town centre in Sidmouth.

"The property comprises an end of terrace unit in a block of 3 similar units. The workshop has a gross internal floor area of approximately 490 sq ft (45.52 m2).

"The unit has double uPVC doors to the front with further pedestrian access doors to the front and rear and benefits from WC and wash-hand basin with electric hot water heaters."

The workshop is furnished with mains electricity with multiple sockets throughout and water and drainage are also connected.

The unit is offered by way of a new internal repairing and insuring lease for a six-year term with a rent review at year three.

Also included is an option to terminate the lease at any time, with three months' notice in writing. The rent is £3,750 per annum exclusive of rates.

Limited car parking is available within the estate which is shared with other workshop users and visitors. The council is under no obligation to ensure parking spaces are available.
